The Lido-Reserve Workshop Summary
Dear The Lido Homeowners:  
Thank you to all that attended the Reserve Workshop last Wednesday. We had about 15-20 units represented and the meeting was very constructive! Below is a brief synopsis of the issues discussed during the Workshop.  

Reserve Projects-There was discussion regarding community security (fencing, gates, fob readers, cameras, garage gates, etc) the elevators, the re-surfacing/staining of the walkway decks (appearance of the property) and discussions regarding plumbing concerns. The majority in attendance agreed that Safety/Security (including the gates, cameras, fob system, etc), Plumbing, Elevators and the upkeep/appearance of the community (mostly relating to the walkway decks) should be considered the top priorities.  

There were also issues raised and discussed in addition to the budgeted reserve projects. Below is a summary of the issues discussed.

Plumbing Issues-Many residents have experienced sink and shower backups. There was a request made that the Association do more to prevent these issues from occurring, such as having all of the vertical stacks cleaned out annually and possibly even enlarging the pipes. There was also a concern brought up about the water shut-off valves and where they are located and how to identify them, if needed. Management has already obtained a proposal to label all of the water shut-off valves in the garages and this has been included on the Agenda for the Board Meeting this week. Management and the Board will be working with plumbing companies that are familiar with the community, to obtain recommendations and cost proposals for additional preventative maintenance of the plumbing system.  

Solar-there was a discussion regarding the feasibility of installing solar on the roofs, both for individual units, as well as for common area lighting and the pool areas. It was suggested that an Ad Hoc Committee be approved by the Board and tasked with looking into information.   

Fitness Center Lights-there was a concern raised that additional lighting is needed in the Gym, as the back corner is dark.   Garage WiFi-there was a suggestion that WiFi be enabled in both garages, so that vehicles with security alert systems can be utilized. Management is already looking into this and has met with several vendors regarding feasibility.  

Intercom Phone Numbers-there was a suggestion that the Association allow for non 619 numbers to be used in the front entry systems.  

Fact section on the website-there was a suggestion to add a “Fact” section to the website regarding things such as where individual unit water shut-off valves are located, water shut-off policy, no “dumping” allowed at the trash rooms, etc.  

Signed Responsibility Form for new owners/renters regarding garbage disposals-there was a suggestion that a form be created regarding acknowledgment that no oil, food items, etc. should be placed in the garbage disposal and that if items are found in the main line that can be traced back to a unit, the owner will be assessed the cost. All new owners/renters would be required to sign the form. There is already a form included in the move-in package for The Lido, however the form could be updated and presented as a more official document, rather than informational.
